 Rates are still incredibly low and the prices have still been coming down here though it seems to be stabilizing with the inventory decreasing.  SALES ARE ON THE RISE. Some predict an interest rate of 6.0 by 2013 and that would raise a payment on 300,000 about 220 dollars a month - paying just a few thousand less will not make up for that. The inventory will be coming back up with spring in the air and rental season not far off. Still some foreclosures and short sales taking up a fair percent of the market. Some are fantastic deals and fairly new and others are worth little more than the price of the lot requiring lots of work and are not for the faint of heart. The BUYERS are calling the shots! Get prequalified and have your bank letter ready if you expect to jump on a great deal - sometimes a great home priced low has several offers in a day. Others remain on the market for a year or more. Sellers are looking highly upon cash offers.

More short sales are closing and new government regulations are speeding the process but some are still requiring many months to close.  Foreclosures or regular sales are a better bet if time is an issue. There are some great deals, but most homes are selling for closer to te asking price - mainly because sellers have finally come around to pricing their homes closer to a realistic amount- still up to 40-50% lower than just a few years ago.  There are still some great deals out there and they go quickly - get prequalified and be ready to make an offer or you will probably lose out.  Timing is everything for a really special deal.
