 Rates are under 5% and the prices are fantastic and more negotiable than they have been in years. However, the inventory is decreasing with a large portion of the homes being foreclosures and short sales ( the seller owes the lender more than the asking price ). Some are fantastic deals and fairly new and others are worth little more than the price of the lot.

Be advised that only a small portion of short sales are being agreed to by the bank with an answer coming sometimes 5 or 6 months down the road.  Foreclosures or regular sales are a better bet if time is an issue. There are some great deals, but most homes are selling for close to the appraised value - still FAR lower than just a few years ago.  Higher priced homes are going for the best deals but expect to pay close to value price under 350,000 or so.

Each area is different, but in general prices here are back to about the 2004 level with a million dollar home going for several hundred thousand less and a 400,000 price tag closer to 300,000 at present.  Generally, the longer a home has been on the market, the more negotiable the price.
