Well distressed sales have now taken over almost half ( 48% ) of our sales here in the month of September - 42% being foreclosures and the rest short sales. Short sales are still anything but short in most cases.
Inventory is going down though, with sales up 8% from Sept 2009 - still way down from the peak in 2005, of course. Most of the sales continue less than 400,000 with the highest amount in the 200-300,000 range, though sales seem to be on a slight increase at the higher level. The average sales price for the area was 322,500 in Sept 2009 and was 375,859 for Sept 2010 due to this increase.
Still great prices out there and fantastic interest rates for those who can qualify. Condo loans are still difficult for areas with a large rental percentage.
