I occasionally take listings but am primarily a buyer's agent.  As a buyer's agent, I am sometimes willing to work for you without a contract until the time comes to place an offer on a property.  At that time, an agency contract will need to be signed,  I charge no fee for my services, but receive my commission from the seller's side.  The one exception to this is a short sale where the seller has no money for a commission. Usually the bank will pay a reasonable commission, but, if not, I will be happy to work out an arrangement with you.
